PARKING CONCRETE REPAIR

Garages in high-traffic zones face multiple challenges, bearing the weight of the building, shifting foundations, and damage from traffic and emissions. This environment often leads to accelerated deterioration of concrete, significantly reducing its expected lifespan from 35-40 years to just 10-15 years if not well-maintained.

EARLY DETECTION AND MAINTENANCE

Early detection and maintenance are crucial for cost-effective management, as initial signs of wear, such as cracks in columns, beams, and shear walls, can range from superficial, requiring only cosmetic repairs, to indicators of more severe structural issues.

VULNERABILITIES AND DAMAGE

Concrete decks in garages are particularly vulnerable; once cracks appear, they can widen rapidly, exacerbated by the pressure and motion of car tires. This not only poses a risk to vehicles but can also lead to exposure and damage to the reinforcing metal rods within the concrete slabs. Similarly, ramp surfaces undergo significant wear from vehicular braking and are particularly susceptible to temperature variations and moisture, which can further damage the concrete.

MOISTURE ISSUES AND STRUCTURAL INTEGRITY

Moisture is a persistent issue, particularly in underground garage walls. Rain and ground moisture can penetrate cracks, potentially compromising the foundation's integrity and its waterproofing effectiveness. Additionally, catch basins and trench drains are critical for managing water overflow, but frequent exposure to moisture can accelerate the erosion of concrete, increasing the risk of structural failure.

After we determine the level of damage in an underground parking garage structure, we will use one of the following methods for garage concrete repairs:

Low-pressure injection

Epoxy injection

Polyurethane injection

Gravity feed with resin
